Waiting…again.
So here we go again. This time, our agent has gotten us in the door before the place is even listed. The sellers are being represented by an agent in her office, so we got to find out about it and see it yesterday. Although frankly a viewing is merely a technicality, because at this point we’ll bid on any 2 bedroom house that comes along and isn’t 799k. Of course, about 25 other buyers would too. And most of them probably have more money than we do.
Fortunately, it’s a great place. Is it in our ideal location? No. I’d say about 2 blocks past it. But still. You give things up when you start to get desperate…I laugh now when I think about how a friggin’ working fireplace used to be on our list! And now we’re this close to looking for homes without garages, it’s gotten that competitive. And we’ve gotten that disillusioned.
But I digress…the place (4019 Folsom) is pretty darned awesome. Big (1575 square feet), with 2 bathrooms and a fantastic kitchen. The current owners renovated them themselves and they have great taste. Hopefully we’re not too unhip to handle it.
After seeing it, we went right back to her office and put together an offer. 25k over asking, No contingencies. It’s hopefully enough to make the sellers forget all about that silly little notion of putting it out onto the open market and sell it to us asap. I mean, do they really want to go through weeks of strangers traipsing through their home? Of figuring out something to do every Sunday so they won’t be at home? Of living in a “staged” environment instead of a real, sometimes messy home? Of pouring over multiple offers, trying to figure out who’s trying to dazzle them with big offers only to whittle the money away in credits as they inspect every other thing and ask for money back? Naw. At least that’s our hope. We shall see.
The location could be in our favor. It’s south of Cortland and homes in that area don’t sell as quickly (or for as much) as homes north of it. And today there’s been several similar listings also south of Cortland for waaay less than we are offering, so maybe they will give the sellers pause (if they are even aware of these listings) and want to deal with us. I personally love the “a bird in the hand is worth two in the bush” philosophy — and the seller’s agent told us “they’re not greedy — but who knows?
